James Dix was mentioned in the 21 May 1698 will of his father John Dicks. He was not the eldest son but not one of the youngest, and had not arrived at the age of 21. He was to receive a portion of 500 acres bought of James and John Boughan. The will was proved on 10 April 1710. On 21 May 1714, brothers Thomas Dicks, James Dicks, William Dicks and John Dicks signed articles of agreement that divided the land of their father, John Dicks, deceased. The land had been purchased by their father from Major James Boughan, deceased, and was surveyed by Mr. James Boughan Surveyor containing about 505 acres. Signed Thomas Dicks, James his HH mark Dicks, William his + mark Dicks, John his HH mark Dicks. Witnesses: James his N mark Nubell, George his HH mark Nubell, Samuel Coats. On 17 August 1725, James Dix, Judith Dix, William Gray and John Watkins were bound £400 sterling for James Dix’s and Judith Dix’s execution of the will of John Dickenson. On 14 March 1725, James Dicks and Judey his wife of the parish of Southfarnham and County of Essex sold to Erasmus Allen of the same. For 5 shillings, 190 acres in the Parish of Southfarnham bounded by the lands of James ffullerton, Thomas Dicks, William Dicks and Thomas Todd. Signed James his E mark Dicks, Judy her E mark Dicks. Witnesses: WBourne, John Allen, Richard Jones. Recorded 15 March 1725. [Essex County, Virginia, Deed Book 18, page 171.]

On 15 March 1725, James Dicks and Judey his wife of the parish of Southfarnham and County of Essex released to Erasmus Allen of the same. For 2100 pounds tobacco with cask, 190 acres in the Parish of Southfarnham bounded by the lands of James ffullerton, Thomas Dicks, William Dicks and Thomas Todd. Dated 15 March 1725. On 23 February 1727/8, John Crow stated: Recd of James Dix and judeth his wife acting Executor of John & Elizth Crow Decd full Satisfaction for my Decd father and mother John & Eliz Crows Estate and for my brother Anthony Crow Decd his Estate. On 28 February 1727/8 William Crow discharged James Dix and Judith his wife in rights in his fathers and mothers estate. Dated 28 February 1727/8. Signed William Crow.
