An inventory of the estate of John Pagett was made by Wm Dunn, James Boughan Jr and John Edmondson. No total. Ordered recorded 20 August 1745. [Essex County, Virginia, Will Book 7, pages 357–358.]

On 12 November 1747, Thomas Barker of South Farnham Parish sold to James Boughan Jr. of South Farnham Parish. For £30 current money, 93 acres that Thomas Barker purchased from James and Mary Boughan, land that had been given by Richard Tyler to his daughter, “now the wife of James Boughan Senr.” Signed Thomas Barker. Witnesses: Thomas Lankford, Richd Jones. Ordered recorded 17 November 1747. [Essex County, Virginia, Deed Book 24, page 200.]

On 16 August 1748, James Boughan jr. witnessed a deed from William Dunn of the County of Essex, Planter, and Winnifred his wife sold to John Tyler of the aforesaid County, Gent. [Essex County, Virginia, Deed Book 24, pages 291–292.]

James Boughan is mentioned in his father’s will in 1748. The will is dated 28 November 1748 and was probated 21 March 1748.

On 16 October 1749, James Boughan of South Farnham Parish sold to Philip Edward Jones of South Farnham Parish. For £15, a parcel in South Farnham Parish containing 45 acres. Signed James Boughan. Witnesses: James Banks, Phil [sic] Edmondson, Nx [sic] Pendelton. Recorded 20 March 1749. [Essex County, Virginia, Deed Book 25, pages 3–5.]

On 13 January 1749, James Boughan and Aristipus Boughan both of the County of Essex and South Farnham Parish sold to Mr John Tyler of the same. For £49 current money of Virginia, a Negro named Tomm. Signed James Boughan, Aristipus Boughan. Witnesses: H Young, Wm Young, Edwd. Hayes. Recorded on 21 November 1749. [Essex County, Virginia, Deed Book 24, page 380.]

On 28 April 1750, James Boughan of Essex County made an agreement with his brother Aristippus Boughan. In consideration of a right of reversion in issue of slave Hannah given by Richd Tyler in his last will and testament to Mary Boughan, mother of James and Aristippus. James has already sold some issue and now gives two of Hannah’s issue to Aristippus. Signed James Boughan, Aristippus Boughan. Witnesses: J Tyler, James Scott, Wm Crow. Recorded 15 May 1750. On 28 April 1750, James Boughan and Aristyppus Boughan sold to Richard Gatewood a slave for £50. Signed James Boughan, Aristipus Boughan. Witnesses: J Tyler, James Scott, Wm Crow. Recorded 15 May 1750. [Essex County, Virginia, Deed Book 25, pages 60–61.]

On 18 August 1750, Jonathan Dunn of the parish of Southfarnham and County of Essex planter and Elizabeth his wife sold to James Boughan of the same. For £50 current money of Virginia, a parcel in the parish of Southfarnham, 100 acres more or less, bounded by the lands of Mr John Tyler, Capt Samuel Peachey, “and is the same whereon the said James Boughan now dwells” bought of William Tyler. Signed Jonathan Dunn, Eliza her + mark Dunn. Witnesses: Wm Covington, Thos Hill, Alice her —| mark Hayes. Ordered recorded 18 September 1750. [Essex County, Virginia, Deed Book 25, pages 98–101.]

On 14 June 1756, James Boughan and Ame his wife of the County of Essex and Parish of Southfarnham sold to Arthur Tate of the same. For £17.14.4-1/2 current money of Virginia, a tract in the county and parish aforesaid, 47-1/4 acres, part of a tract of 93 acres, “The sd. Land being part of a Tract of Ninety three Acres formerly Given by Richard Tyler to his Daughter Mary, the wife of James Boughan dec’d & to the Heirs of her Body” on 22 September 1724. And “the sd James and Mary being minded to Barr the Entaile did Sue forth A writ in Nature of an Ad quo Damnum Dated the Twenty third Day of Aprill in the Year one Thousand Seven Hundred and Forty and did prosecute the same and as by theire Deed Dated the Twenty-Third Day of Aprill one Thousand Seven Hundred and Forty Six Convey the sd Ninety 3 Acres of Land to Thos Barker which deed remains amongst the Records of the Secretarys Office and by the Said Thos Barker Conveyed to the sd James Boughan as by the said Barkers deed” and this was recorded. On 17 May 1757, James Boughan was mentioned as a bordering landowner in a deed from John Tyler and Anna his wife to Wm Dunn Junr. [Essex County, Virginia, Deed Book 27, pages 305–307.]

On 19 September 1758, James Boughan of the County of Essex and Amy his wife sold to William Degge Junr of the County of King and Queen. For £47 current money, 100 acres, more or less, in Essex County bounded by land of John Tyler deced and William Peachey, it being land James bought of Jonathan Dunn. Signed James Boughan, Amy her + mark Boughan. Witnesses: John Jones, Alexr Smith. Recorded 19 September 1758. [Essex County, Virginia, Deed Book 28, pages 107–108.]

On 19 September 1774, James Boughan and Amy his wife of the Parish of South Farnham sold to Thomas Wood of the Parish of South Farnham. For £20, a parcell bounded by the lands of the said Wood, Mundays Line, and James Edmondson, 50 acres more or less. Signed James Boughan and Amy Boughan. Witnesses: A Bohannan, William Gatewood, Wm Dunn B. Ordered recorded 19 September 1774. A note in the margin of the Deed Book reads: “Original deed delivered Thos. Wood by his son Wm. Wood the 30th June 1791.” [Essex County, Virginia, Deed Book 31, pages 195–196.]

In the name of God Amen I James Boughan of Essex County and parish of Southfarnham being in perfect sence and memory do make this my last will in manner and form following — First I desire all my Just debts to be first paid — Item I lend to my beloved wife Amy Boughan one half of my Lands to live on during her Life and at her death I give to my Daughter Mary Boughan to her and her heirs forever — Item I give to my Granson Ambrose Bohannon the other half of my said tract of Land, to him and his heirs forever — Item I give to my Daughter Mary Boughan one half of a bound I have of Samll Croxton for Eleven pound thirteen Shilling and four pence to her and her heirs — Item I give to my Daughter Ann Bohannon the other half of the said Croxton bound for Eleven pound thirteen shillings & four pence to her and her heirs — Item I lend all my parsonable Estate to my beloved wife Amy Boughan as long as she shall live and at her death to be devised amongst all my Children William Boughan Elisabeth Boughan Mary Boughan & Ann Bohannan to be Equally devided between them — Lastly I appoint my beloved wife Amy Boughan to execute this my Last Will and Testament as witness my hand and seal this first day of May 1787.
